What are Building Regulations?

Full plans applications

A full plans submission is the most common type of building regulations application.  This type of application is suitable for any type of building work.  In the case of works to a commercial, industrial or retail building, a full plans application is the only way to apply, as long as the work has not already been carried out.  If we’re satisfied your application meets building regulation standards, we’ll issue an “approval notice”

The approval is valid for 3 years.  Work can begin as soon as 24 hours after you’ve submitted your application but you can’t be certain that any work carried out before you’ve got formal approval complies.

We’ll come to inspect the work at the start, the end and at various stages to make sure it meets building regulations standards.  The stages will be discussed with you at the start of the project.

What you need to submit

  • Application form
  • Location plan (1:1250 scale)
  • Detailed plans, including all necessary technical notes, supporting calculations and specifications
  • Payment (get a competitive quote)
