Are you connected to NLIS (National Land Information Service)?
Yes - currently at Level 2. We are able to receive searches electronically together with a BACS payment. All completed searches received through NLIS are sent back to you by that channel. We are working on achieving Level 3 status.
How long does a search take?
Our corporate target is 5 working days, however we always aim to turn searches around in 3 working days. Our average turnaround time is currently 3 working days.
Does it take longer for a commercial search?
No, all of our searches are treated with the same urgency and are carried out within the same timescales.
Do I need to send a plan?
Yes, all searches require 2 plans that clearly show surrounding roads and properties, with the boundaries of the search site outlined in red. It is important that we can clearly identify the area or we may have to ask for further information and this could hold up the process. We can provide copies of ordnance survey plans for search purposes for a fee.
Do you answer drainage enquiries?
All CON29 drainage enquiries are answered by Anglian Water or contact them by telephone on 01480 323889
Can you help us with a query on Land Ownership / Boundaries?
We are unable to help you with these queries, you will need to contact the Land Registry or contact them at Leicester Office, PO Box 6344, Coventry, CV3 9LL Telephone 0300 006 0411
Can you fax or email us a copy of the completed search?
Yes, we can fax responses to you or scan and email ahead of the hard copy being sent out.
Can I obtain copies of documents?
Yes, we are able to provide you with copies of documents. You can complete our online request form or you can contact us on 01536 534220 for more information. We will contact you with costs and payment details.
Do you offer an expedited service?
We aim to treat all searches as urgent and are aware of how important this document can be in the conveyancing process. If you have an urgent search, please contact us to discuss how we may be able to help. Telephone 01536 534220
What is your cancellation policy?
We would ask that you advise us as soon as possible should you no longer require a search. We often carry out work in advance of appointments or before the day the search is due. We require a minimum of 24 hours notice for cancellations or we may make a charge for work already undertaken.
